Miami Beach is a small city with a very wide range of homes. On one block you can find a 1930s Art Deco building with a dozen small apartments, and on the next a 1950s house on a bayfront lot or a newer high-rise tower. Most buyers here are purchasing a condo unit, but many buy single-family homes on the islands and in North Beach. Each needs its own kind of attention, and all of them live with salt air, humidity and storms.

Three kinds of property make up most of what buyers look at here, and each has its own usual findings.
Inside a unit we look at what the owner is responsible for: the electrical panel and wiring, plumbing supply lines and the water heater, the air handler and its condensate drain, windows and sliding doors, and signs of past leaks from the unit above or from the balcony. Air handlers and water heaters tucked into closets are a common source of hidden water damage.
Salt air speeds up corrosion. We note rust on railings, light fixtures and AC condensers, and we point out the cracking, rust staining or spalling we can see on balconies and concrete edges. The structure of a condo building as a whole is assessed for the association by licensed engineers or architects, separate from a unit inspection, so ask the association for those reports too.
Much of Miami Beach is low-lying. On houses we look closely at grading and drainage, signs of past water intrusion, the roof, and the four systems insurers ask about. Many older homes still have their original cast iron drain lines, and a sewer scope inspection shows their condition from the inside.
Insurance is a big part of buying in Miami Beach. Florida insurance companies often require a 4-point inspection for homes over 20 years old, which includes much of the city’s housing. It reports on the roof, the electrical panel and wiring, the plumbing and water heater, and the air conditioning.
A wind mitigation inspection documents the roof covering, roof deck attachment, roof-to-wall connections and opening protection, such as impact windows or shutters, that may qualify you for discounts on your homeowners policy. We complete the standard OIR-B1-1802 form with photos so it can go straight to your insurer.
With humidity all year, mold is one of the most common questions we get on the beach, especially in units that stay closed up for part of the year. Our licensed Mold Assessors take air and surface samples for analysis by an accredited laboratory when there are signs of moisture or a musty smell.
When a stain or a damp spot points to water but not to its source, our leak detection inspection uses moisture meters and other non-invasive tools to find it without cutting into walls or floors.
Yes. Our residential inspection of a condo covers the unit itself: its electrical, plumbing, water heater, air conditioning, windows, doors and interior, plus any balcony that belongs to the unit. The building’s structure and shared systems belong to the association, so ask for its recent inspection reports as well.
