Tile roofs usually last between 20-25 years.
Shingle roofs last between 15-20 years.
Flat Built Up Roofs last between 10-15 years.
"3" is the magic number, but why?
If a weather event blows through and damages your home, there will be substantial damage if there is a failing roofing system. A roof with 3 years or less of remaining useful life, is not a strong roof that can sustain weather events.
What happens if the roof has 3 years or less of remaining life?
Insurance companies can either drop you as a client or request that you replace the roof.
