Buying a home is probably the biggest investment you will make in your lifetime. The more informed you are about the condition of the property the more you will minimize surprises afterward. No one wants to buy the "Money Pit", a Home Inspection isn't fail proof but a Home Inspection will give you a very good understanding of the property before you move past the inspection period.
A home inspection isn't just about what's wrong with the property, it also points out the positive aspects of a home, as well as the maintenance that is necessary to keep it in good condition. As a home owner, a home inspection might identify problems in the making to prevent future repairs. If you are selling your home, an inspection can give you a better understanding of items that might require repair to put the house in better selling condition.
When you choose an inspector, ask how many years they have been in the business, ask for references, and exactly what is included in the inspection. An experienced Home Inspector knows the community very well and has probably seen most possible occurrences in their time, experience is key! So don't just go by price.
Roof Inspection is usually requested by the Homeowners Insurance.
Why do they ask for it?
Insurance wants to make sure they limit their liability.
What are they looking for?
The Homeowners Insurance wants to know if the roof is in good condition and what the life expectancy of the roof is.
Tile roofs usually last between 20-25 years.
Shingle roofs last between 15-20 years.
Flat Built Up Roofs last between 10-15 years.
"3" is the magic number, but why?
If a weather event blows through and damages your home, there will be substantial damage if there is a failing roofing system. A roof with 3 years or less of remaining useful life, is not a strong roof that can sustain weather events.
What happens if the roof has 3 years or less of remaining life?
Insurance companies can either drop you as a client or request that you replace the roof.
Infinity Home Inspections specializes in Roof Inspections. We have the most experience dealing with roofing systems do to the extensive roof training. Have your roof reviewed periodically, not just for your insurance company. It is the first line of protection for your home.
